I used Luke once before around 8 years ago for surveying some drains put in by builders - I had a superb service. So when our house recently had various issues (slow washing machine drainage/filling utility sink and intermittent sewer smells in the utility room) I knew who to call. Luke is brilliant at communications which is hugely refreshing in this day and age, replying to every message. He came round with the team , did some camera work and smoke testing and immediately found the issues - effectively the design of a few drains was incorrect leading to build ups of sewage in one manhole leading to the odours plus an incorrectly routed washing machine drain. He quoted for the mods which was extremely reasonable and he subsequently came with the team to do the mods at an agreeable date. Needless to say the mods have worked - no build up or odours and washing machine drains like a dream with no sink backfill. Luke is only interested in solving customer problems and he is like a dog with a bone in this sense. Some tradespeople are just after a quick buck - it's brilliant to find a company who want to gain a great reputation by doing great work. Highly recommended.

I called Urban Reactive to look at a blocked soil pipe with suspected root intrusion. Luke was able to give me a good idea of cost over the phone, and had a team out to me at my earliest convenience. The guys gave me lots of information about what they were looking at and talked me through how best to resolve it. It was all very transparent and informative and they went ahead and fixed the problem with a resin casing, and showed me a video on completion. Everything is working fine again within the day and I'll be sure to call them again if I have any other problems with my drainage system.

I never thought I’d need a ‘drain man’, but having bought an aging house that had stood empty for a while and was in need of refurbishment, I found I did. Luke and his team have kept my system going whilst preparing for the build. They are knowledgable, efficient and quickly responsive in an emergency. They will be my drain company of choice when I refurbish my home. If you need a go-to drain company, Urban-Reactive are the best! Highly recommended.

I cannot recommend Urban Reactive too highly. They delivered on time, to budget and to a really high standard, a new driveway at the front of my home. This required extensive works, including the removal of a large volume of concrete, new drainage and the creation of garden space. Everyone involved was truly a pleasure to deal with, unfailingly tidy, and very considerate. Having been recently widowed I was nervous about carrying out works alone - they made the process a pleasure.

I would not hesitate to use them again and recommend them to anyone else.

Sewer pipe blocked on 1st Jan and a well-known national company came out and jetted it but did not put a camera down and it blocked again days later. Insurance company sent another big company out who put a camera down, told me that the problem was tree roots but did not fix it. Urban-reactive came out, got rid of the roots and then came back a couple of weeks later to repair the pipe and raise manholes above the patio. Did a very nice job.

What is a Drain Survey in Rossett

Drain Surveys in Rossett

A drainage survey involves a detailed inspection of your property’s below-ground pipework using specialist CCTV equipment.

Our engineers deploy waterproof camera systems directly into your drains via access points such as inspection chambers, rodding eyes, or manholes. These cameras transmit live, high-definition footage to our monitoring equipment, providing a clear view of the internal pipe condition throughout the system.

During the survey, we examine every accessible section of your drainage network for common defects, including cracked or collapsed pipes, root ingress, displaced joints, heavy scale buildup, and structural deterioration. The footage is recorded, allowing us to review specific areas in detail and provide you with a comprehensive assessment.

Once we’ve completed the inspection, we’ll explain our findings and recommend the most appropriate course of action—whether that’s routine maintenance, targeted repairs, or more extensive remedial work. Many issues can be resolved immediately, and our vans carry the equipment needed to tackle most drainage problems on the same visit.

Why should My Drains be surveyed?

There are many good reasons to consider a drain survey, even if it’s not always essential. If you’re buying a house, a drain survey can reveal hidden issues that a regular property survey might miss, since surveyors typically don’t have the right tools or expertise to assess drains thoroughly. This could help you negotiate a better price, as any necessary repairs would be the current owner’s responsibility.

Drain surveys are also valuable for construction projects because they provide a clear map of the drain system’s structure. This information ensures that construction can proceed safely and smoothly around existing drainage setups.

Having a drain survey in Rossett may also save you money on your current home. It can help identify potential problems early, before they become costly or cause damage. Future issues such as pollution, poor flow, or blockages can be avoided if detected early. Typical signs to watch for include unusually slow drains or unusual odours, but issues often remain hidden until a major problem occurs.

If you think a drain survey could be helpful, please don’t hesitate to get in touch. We’re here to assist you in keeping your drainage system in top shape.

CCTV Drain Survey

Our Drain Surveying in Rossett

A professional CCTV drain survey is a critical diagnostic tool for both prospective purchasers and existing homeowners in Rossett, serving as essential due diligence for your property’s most concealed infrastructure.

For those undertaking a property purchase, our survey provides a definitive condition report on the private drainage system. This due diligence can reveal latent defects—such as subsidence-related fractures, collapsed sections, illegal connections, or chronic blockages—that are not visible during a standard homebuyer’s survey. This intelligence is vital for informed negotiations and avoiding unforeseen, significant repair liabilities post-completion.

For established homeowners, a scheduled survey forms the cornerstone of a proactive maintenance strategy. Subsurface drainage is often out of sight and neglected until a catastrophic failure occurs, typically resulting in extensive damage, costly garden reinstatement, and severe disruption. Our service facilitates planned, managed interventions, transforming a potential emergency into a scheduled, cost-effective repair.

Our surveys in Rossett are conducted by CSkills-accredited drainage operatives using industry-standard CCTV equipment. We provide a comprehensive report, including coded defect analysis aligned with recognised industry standards, offering clear insight into your system’s condition and any recommended actions. Investing in this overview is the most effective way to safeguard your property’s value and prevent costly, reactive emergencies.

How much does a drain survey cost in Rossett?

In the early stages, when our technology was still developing, drain surveying in Rossett was much more expensive. However, as our CCTV methods have become more advanced, costs have declined significantly.

Drain surveying in Rossett can vary in cost depending on the number of drains on your property. If any issues are found in the survey, the cost to unblock the drain varies. This is because the cost depends on the severity of the blockage.

Our drain surveys in Rossett are competitively priced and provide in-depth insight into the condition of your drainage system.

How long does a drain survey take?

Drain surveying in Rossett is a quick process for typical blockages, and we value your time highly. Most issues are identified within 45 minutes, and we only extend the visit if necessary. If the visit exceeds this time, it is due to the complexity of the problem. We also keep you informed throughout the process. If you need a drain survey for your property, our service is the perfect choice.

We provide comprehensive drain surveys in Rossett, using the latest CCTV equipment to identify issues. This ensures our surveys are highly efficient, and we are consistently faster than competitors.

After the survey, if any damage or blockages are found, we will resolve them for you.

What equipment do we use when Drain Surveying in Rossett?

When scheduling a drain survey in Rossett, we use only the latest technology to ensure high-quality results. Here’s a list of the equipment we rely on for optimal performance:

Waterproof cameras: We use advanced cameras that perform well in flowing water and tight spaces. This means we can give you a clear view of your drains and areas that might otherwise be impossible to see.

Crawlers: Remote-controlled cameras used to provide rapid visual access to sewer systems. These cameras are well-suited to navigating obstructed pipes because of their high mobility.

Access rods: We push these cameras along your drainage system because they are very flexible. This makes tight turns and corners easy to navigate.

Sonar units: If a pipe has limited vision due to it being full, we use Sonar surveys to provide acoustic profiling. This gains an insight into the condition of the pipes.

What do we do? – The process

Each job in drain surveying in Rossett varies; however, we adhere to a structured approach. This framework enables us to uphold our commitment to delivering the highest quality service.

Call Us – Firstly, you need to give us a call!

Arrival – We will arrive on time and discuss your drainage issue with you before setting up the required equipment.

What are we likely to find?

Essentially, our drain survey in Rossett will be able to identify just about any issue with your drainage system. Your drainage system is in good hands, as our drain survey is designed to deliver the most comprehensive review available. Moreover, we can list the most common problems we have encountered.

  • Collapsed drains
  • Tree root ingress
  • Blockages
  • Causes and extent of leaks/bursts in pipes
  • Corrosion, wear, and tear
  • Animal intrusion
  • Evidence of displacement or poor installation
